In a move underscoring its commitment to construction schedules and accelerated execution rates, Modon Developments has announced significant construction progress at its flagship investment project, Green River Tower, located in the New Administrative Capital (NAC).
The company has successfully completed 52% of the tower’s construction works, supported by investments of approximately EGP 1 billion injected into the project to date, out of total targeted investments estimated at EGP 5 billion.
Eng. Gehad Fathy, Director of Projects in the New Administrative Capital at Modon Developments, said construction works are progressing accurately and at an accelerated pace, with the company targeting full completion of the tower within just eight months.
The latest progress comes alongside preparations to begin work on the building’s external façades, interior finishing works, and electromechanical systems, ensuring that the project is delivered according to its scheduled timeline without delays.
Advanced Construction Technology to Accelerate Execution and Enhance Seismic Resistance
Green River Tower is classified as a high-rise building, comprising 25 upper floors, in addition to a ground floor and three basement levels.
Given the complex engineering requirements associated with high-rise towers, particularly in addressing natural loads such as wind and seismic forces, the tower has been designed using advanced reinforced concrete wall systems and robust structural cores to ensure high standards of structural safety.
The company is also utilizing post-tensioned slabs and prefabricated formwork systems. This technology involves tensioning cables within the concrete slabs, reducing the time required to remove structural formwork to only five to six days, compared with conventional systems that typically require between two and three weeks.
Thanks to these technologies and the integration of modern construction systems, the company has succeeded in completing each floor, covering approximately 2,500 square meters including columns, walls, and slabs, within only 20 to 21 days.
This represents a construction rate significantly faster than that of comparable projects, where completing similar floors can take approximately one and a half months.
Strategic Location and World-Class Investment Mix
The project spans a total built-up area of approximately 64,000 square meters, with its structural works being carried out by SIAC Construction, a company with extensive experience in the construction sector.
Green River Tower enjoys a prime strategic location directly on Mohamed Bin Zayed Axis, overlooking the Green River and located adjacent to a monorail station, positioning the project as an attractive investment destination.
The tower offers an integrated mix of administrative, commercial, and hospitality components.
As part of its strategy to deliver international-standard operations, Modon Developments has announced its partnership with renowned hotel group Royal Maxim Hotels to operate the project’s hospitality component, which represents a key pillar of the development.
The company is committed to delivering fully finished administrative offices and hotel units to super-luxury standards, in line with the highest international hospitality operating standards.
Sustainable Vision and Flexible Sales Strategy
In line with the environmental and development requirements of the New Administrative Capital and the Egyptian Building Code, the tower incorporates high sustainability standards into its design.
These include the use of solar panels for power generation, advanced systems designed to reduce water and electricity consumption, as well as environmentally friendly construction materials throughout the various stages of development.
On the commercial front, Modon Developments is adopting a conservative and strategic sales strategy, having released only 15% of the tower’s total units for sale so far.
The company aims to align its sales activities with actual construction progress on the ground, with additional sales phases to be launched gradually as construction rates increase.
Modon’s NAC Projects Progressing in Parallel
Modon Developments’ efforts are not limited to Green River Tower. The company is simultaneously accelerating construction works across its diverse portfolio of projects in the New Administrative Capital, targeting full delivery within a period ranging from six months to one year.
These efforts include:
