Sky Abu Dhabi Developments has announced a new release of medical clinics and administrative offices at Bluewalk, its commercial destination within the Bluetree development, located in the prestigious Golden Square area of New Cairo’s Fifth Settlement. The new offering complements the retail spaces introduced in previous phases. Bluetree represents an investment of approximately EGP 8 billion, reflecting the project’s scale and the company’s continued commitment to the development and its delivery.
Spanning approximately 5.6 feddans within the 50-feddan Bluetree development, Bluewalk features a 280-meter commercial frontage, alongside thoughtfully designed open spaces and dedicated pedestrian walkways. The development enjoys a prime location right next to Al Ahly Club and near the American University in Cairo, along with several other key landmarks and destinations.

Medical clinics range from 48 to 105 square meters, while administrative offices range from 35 to 150 square meters, accommodating different operational needs and business activities.
Alongside the new commercial offering at Bluewalk, Bluetree is currently offering a limited number of fully finished residential units, scheduled for delivery in four years. The available unit options include studios starting from 40 square meters, one-bedroom apartments starting from 74 square meters, and two-bedroom apartments starting from 92 square meters, as well as three-bedroom apartments reaching 150 square meters.
Sky Abu Dhabi Developments launched Bluetree in 2023 in New Cairo’s Golden Square, with the first phase set for delivery in 2027. The project comprises more than 1,800 residential units, with a built-up area of no more than 18% of the total project area, allowing for expansive green spaces and recreational areas. Bluetree was also recognized at the African Property Awards 2023–2024, receiving the Best Residential Project in Africa.
